Troubleshooting • Setting Static IP Blocks Router Access

I have a newly-imaged Pi 5 with the latest 64-bit Bookworm Light which I now want to configure as a DNS and DHCP server, so I need to assign a static IP address. When I do this (using nmtui), however, I lose the ability to ping from the Pi to the router until I reset the dynamic IP. At the same time I can ping in both directions between the Pi and the desktop, and from the desktop to the router. I've tried rebooting everything to no avail.

I've done exactly the same in the past with a 4B+ with no problems, but I want to put the zone files on an NVMe SSD, hence my choice of a Pi 5. I'm using the WaveShare M.2 hat with the built-in cooler.

Can anyone help me figure out what I'm doing wrong? Thanks.
